As North Idaho shook off the final grip of winter and stepped into a season of lake days, farmers’ markets, and small-town celebrations, the real estate market reflected that seasonal momentum – particularly in the upper tiers.

Across the entire MLS, the median sales price continued a steady ascent, moving from the $540K-$560K range in Q1 into the $580K-$600K bracket by June. This upward pressure reflects continued buyer demand, even as inventory remains tight and interest rates hold steady. Spring listings were met with brisk activity, particularly in desirable neighborhoods with proximity to trails, water access, or town centers.

In the luxury market ($850,000 and above), the median sales price climbed from around $1.2M in Q1 to just under $1.4M by the end of Q2, signaling confidence and continued demand in the high-end sector. Both Kootenai and Bonner Counties saw solid movement, particularly among homes offering privacy, custom detail, or lifestyle-driven amenities.

Sales volume in the $850K+ range also grew modestly in Q2 – suggesting a stronger showing in May and June compared to the quieter Q1 months. Notably, waterfront homes in this price bracket saw consistent interest, with closed sales holding steady between 10 and 20 per month, a sign of stabilized demand for luxury living, even amid rising price points.

These numbers tell more than a market story – they reflect a season. Spring in North Idaho is about porch mornings, dock afternoons, and gathering again. The market mirrored that energy: forward-moving and full of promise.
