The third quarter brought a measured cooling across much of North Idaho, though the luxury segment continued to demonstrate underlying strength. Kootenai County led the region in both price stability and transaction volume, closing Q3 with a median price near $575,000—up almost 10% year-over-year. Luxury sales above $1 million held firm around Coeur d’Alene Lake and secondary waterfronts, supported by limited inventory and sustained out-of-area interest. Buyers, however, showed more discernment, favoring fully modernized, move-in-ready listings over aspirationally priced inventory.

In Bonner County, the market took a quieter turn. The median price slipped to roughly $629,000, with longer marketing windows averaging fifty-plus days. While Schweitzer-area and Pend Oreille waterfront properties continued to attract qualified cash buyers, the upper tier felt the national luxury slowdown that emerged late summer. Premium views and high-design construction continued to transact, but older or dated homes required sharper pricing strategies to stand out.

Boundary County, always a thinner market, reflected broader caution but maintained balance. Median prices hovered around $574,000, a modest 4% decline year- over-year, with well-priced acreage and turn-key homes in Bonners Ferry moving efficiently. The ultra-luxury buyer segment remains limited here, though lifestyle acreage and homesteads are seeing renewed appeal from regional relocations seeking privacy and value.

Across the Panhandle, marketing timelines lengthened, and pricing discipline became paramount. Properties above the $1 million mark were no longer immune to negotiation, with sale-to-list ratios settling between 96% and 98% depending on county. Exceptional presentation—staging, storytelling, and high-production media—proved decisive in maintaining momentum. Sotheby’s International Realty’s focus on narrative marketing and global reach positioned listings in this range to outperform local averages.

Looking ahead to Q4, the region enters a more balanced environment favoring patient, data-driven sellers. Luxury inventory remains constrained, but buyer expectations are recalibrating alongside national trends toward longer time on market and selective bidding. Well-priced, architecturally distinct, and experience-driven homes—those that capture the essence of the North Idaho lifestyle—will continue to define success in the months ahead
